Millionaire couple lists Hedges Ave trophy home one month after settlement

A prized triple block on one of Qld’s most expensive beachside streets has hit the market, with the eye-popping asking price representing a hefty mark-up from when it last sold just six months ago.

The 1,214sq m holding at 30 Hedges Ave is listed for $16.25m with Amir Prestige principal, Amir Mian.

Vendors, custom home builder Tony Stephens and his stylist wife Alicia, paid $12m for the luxury two-level house known as the Beachside Estate in August last year.

Property records show the sale was settled in January.

The five-bedroom, four-bathroom home spans two levels, with high ceilings, timber floors and balconies capturing cool sea breezes, according to the listing.

Upstairs, there’s a large kitchen, living and dining zone, as well as a study, and four of the bedrooms.

Downstairs offers dual living potential, with a guest bedroom, bathroom and separate living area, while outdoors are tropical gardens, a vegie patch, resort-style pool and basketball hoop area.

The house achieved one of the highest prices for a non-waterfront property on Hedges Ave, also known as Multimillionaire’s Row, when it last sold.

The August 2022 price of $12m equalled last week’s record set for a high-rise apartment in the 272 Hedges building.

An existing unit owner in the street bought the 650 sq m whole-floor sky home on level 42 of the 44-storey building.

The Canberra sellers bought it off the plan for $6.989m in 2021.

The Stephens have been active players in the Gold Coast’s luxury market, trading mansions over the last five years in Mermaid Beach and Palm Beach as well as on Broadbeach Waters’ Monaco St.

The couple owns another luxury pad on Albatross Ave, just off Hedges, which they listed in 2022 for $17.85m, also with Amir Prestige.

Research by Ray White revealed Hedges Ave was the state’s second most expensive street of 2022, just behind Arakoon St at Sunshine Beach further north.

The median house price on Hedges hit $12m in December, compared with the current suburb overall median of $3.35m, according to latest PropTrack data.

House prices in Mermaid Beach have soared 43 per cent over the last 12 months, though cooled slightly heading into 2023.
