A waterfront mansion in Scituate, Massachusetts, that hit the market Wednesday could set a record for the town if it sells for anything close to its $6.8 million asking price.

Located on an island with only a few homes, the residence sits on just over 6 acres on the state’s South Shore, about 30 miles from Boston. It offers far-reaching views not only of the Massachusetts Bay and the Atlantic Ocean, but also the surrounding marshland and woods, according to listing agent Benjamin Lincoln of Compass.

“The serene beauty of nature and waterfront living is what makes this such a special listing,” he said in a statement. “It’s very rare that you come across such a spectacular waterfront estate that offers full privacy and these kinds of amenities.”

The more than 7,500-square-foot home has formal living and dining rooms, as well as a family room, a billiards area with wallpaper printed with fish and a sunroom—all with fireplaces and oversized windows to frame the vistas.

An eat-in kitchen offers two sinks, an L-shaped seating area and commercial-grade appliances, including a refrigerator with a glass door, listing photos show. An office and a wet bar complete the main floor.

Upstairs, the primary bedroom suite has a private balcony with water views, a seating area and a bathroom with two sinks, a standing shower and a soaking tub next to a window overlooking the water. There’s also a junior suite and two additional bedrooms, plus a full guest apartment,  as well as a rec room on the third floor.

Other amenities include an elevator, an unfinished basement, a two-car garage and a motor court.

Outside, there’s a saltwater pool, a cabana, a sports court and a putting green, the listing said.

The most expensive home sale on record in Scituate is a 6,724-square-foot waterfront mansion that sold for $4.4 million in 2021, according records on Zillow. The median sale price in the town was $960,000 in January, Mr. Lincoln said.

The property last traded in 2007 for $3.55 million, according to records with PropertyShark. The sellers were not available for comment.
