Rare Manhattan Townhouse Facing Central Park Lists for $8 Million

A limestone townhouse on Manhattan’s Central Park West—one of two remaining from the original 1892 development—has hit the market for $8 million.

Located on the Upper West Side between West 95th and 96th streets, the five-level home is right across the street from Central Park. That, of course, means park views, according to the listing with Frances Katzen of Douglas Elliman.

“It is very rare to have an opportunity to own a landmark townhouse,” she said in an email. “This is a one-of-a-kind opportunity that is for the discerning buyer that wants to make a statement with their design.”

The original development was designed by G.A. Schellenger, a prominent New York City architect known for his townhouses, but three of the homes were demolished in the 1980s to make way for a bigger apartment building, according to The Clio, an online guide historical sites. The remaining two residences, including the one for sale, feature bow windows, Neo-Romanesque details and pressed-tin cornices.

The home is currently set up as five apartments, according to the listing. However, it can be delivered vacant and plans for renovation have already been developed by CSK Architects based on a survey of the townhouse.

“One can build and design your own dream residence, or the owner is prepared to complete the house with you for an additional cost,” according to last week’s listing.

CSK developed plans and renderings for a 5,000-square-foot, single-family residence with a total of 24 rooms, the listing said. It would include nine bedrooms, five bathrooms, a private roof-deck and a rec room/basement.

Plus, the unit on the street level is zoned mixed-use, meaning a potential buyer could establish offices downstairs and a residence on the upper levels.

In addition to Central Park, the townhouse is close to shopping, including several grocery stores, and transportation links.

The townhouse last traded for $3.525 million, according to records with PropertyShark. The owners were not available for comment.
